Welcome to Stay Aviora, where luxury meets authenticity. Our curated portfolio of private villas and exclusive residences is owned and operated by independent villa owners and trusted partners. By confirming a reservation with us, you agree to the following Terms & Conditions, which outline the responsibilities of guests, villa owners, and Stay Aviora as the booking facilitator. Please read carefully, as policies may vary from property to property.

1.Role of Stay Aviora

  • Stay Aviora acts as a curator and booking facilitator, connecting guests with individually owned villas and carefully selected suppliers.
  • While we ensure that each property meets our brand standards of luxury and quality, the management, operations, and on-ground services remain the responsibility of the villa owners and their teams.
  • Policies regarding amenities, facilities, and services may differ by villa. Guests are encouraged to review villa-specific guidelines prior to arrival.

2.Guest Responsibility

Guests booking with Stay Aviora agree to:

  • Respect villa-specific rules set by each owner.
  • Use all amenities responsibly and acknowledge that facilities vary from property to property.
  • Ensure that the number of guests matches the confirmed booking; additional guests are only permitted with prior approval and may incur extra charges.
  • Be responsible for damages, breakages, or misuse of the property and its amenities. Costs will be deducted from the security deposit or charged separately.

3.Property Use & Villa Etiquette

  • Events & Gatherings: Private gatherings may be permitted, but only with the villa owner’s prior approval. Additional fees may apply depending on property rules.
  • Noise & Disturbance: Noise restrictions (e.g., outdoor music cut-off times) differ between properties and must be adhered to. In general, loud activities after 10:00 pm are prohibited.
  • Smoking & Substances: Smoking rules vary depending on villa policies, but illegal substances are strictly prohibited at all properties.
  • Pets: Allowed only at select villas, subject to the owner’s discretion. Additional cleaning fees or damage charges may apply.

4.Utilities & Force Majeure

  • Stay Aviora and villa owners cannot be held liable for power outages, water supply interruptions, natural calamities, or mechanical issues beyond their control.
  • Refunds will not be provided for such events, though the villa team and Stay Aviora will do their best to minimize inconvenience.

5.Booking, Payments, Cancellations & Refunds

  • Booking Confirmation: A reservation is confirmed only after deposit/full payment is received as per the villa owner’s requirements.
  • Payment Terms: Payment schedules and accepted methods may vary depending on the villa. Guests will be informed at the time of booking.
  • Cancellation & Refunds:
    • Policies differ by villa owner and supplier. Some villas may offer flexible cancellations, while others may have strict non-refundable terms.
    • As a general guideline:
      • 60+ days before check-in: Full or partial refund (depending on owner’s policy).
      • 30–60 days before check-in: Partial refund (usually 50–85%).
      • Within 30 days: Non-refundable in most cases.
    • Refund timelines may vary from 7–14 working days, depending on banks and payment processors.
  • Guests are strongly advised to review villa-specific cancellation terms prior to booking.

6.Security Deposit

  • A refundable security deposit is required at most villas, the amount of which is determined by the villa owner (commonly INR 20,000 or more).
  • Deductions may apply for damages, extra cleaning, or violations of villa rules.
  • Refunds are processed at check-out after villa inspection; in some cases, owners may return deposits within a few working days.

7.Check-In & Check-Out Policy

  • Standard timings are: Check-in: 3:00 pm | Check-out: 11:00 am
  • However, exact timings may vary by villa and will be communicated at the time of booking.
  • Late check-outs are subject to availability, owner approval, and additional charges. Common penalties may include:
    • INR 4,000 for up to 2 hours.
    • INR 10,000 for up to 5 hours.
    • Full-day rental beyond 6 hours.
  • Early check-ins may also attract additional charges, depending on villa rules.

8.Concierge & Third-Party Services

  • Stay Aviora offers access to curated experiences such as private chefs, chauffeurs, spa treatments, and adventure activities.
  • These services are provided by independent contractors or third-party suppliers. Stay Aviora is not liable for the performance, delays, or conduct of these providers.
  • Any charges for such services must be settled directly or as per instructions from Stay Aviora.

9.Liability & Disclaimers

  • Guests occupy properties at their own risk. Neither Stay Aviora nor villa owners are liable for injuries, accidents, theft, or loss of personal belongings.
  • Stay Aviora and villa owners are not responsible for damages to guest-owned equipment caused by power fluctuations or natural causes.
  • Travel, health, and liability insurance are strongly recommended for all guests.

10.Privacy & Confidentiality

  • Guest information is collected for the sole purpose of booking, guest support, and personalized services.
  • Data may be shared with villa owners and third-party service providers only as required to fulfill reservations.
  • Stay Aviora upholds strict privacy standards and ensures guest information is never sold or misused.

11.Right of Admission

  • Villa owners reserve the right to deny entry or evict guests in cases of:
    • Breach of villa rules or these Terms & Conditions.
    • Illegal or disruptive behavior.
    • Misrepresentation of booking details.
  • In such cases, refunds will not be issued.

12.Governing Law & Jurisdiction

These Terms & Conditions are governed by the laws of India. Disputes shall be subject to the jurisdiction of the courts in Mumbai, Maharashtra.
